Smart Landlords



Landlords or property owners have three options available to them.

 

1. Ongoing Management:

Condominiums 5% of gross rent

Single Family Homes 7% of gross rent

Furnished Homes 8.5% of gross rent

 

2. Filling One-Time Vacancies:

5.5% of yearly rent

$500 for existing lease renewals

 

3. Pay to List Only Option:

For a fee, they can list their property on CALPMG.com, MLS and all of our partner sites for a one time fee of $65.00 for 6 months.

CALPMG would forward all leads and inquiries to the property owner, who would then lease the property themselves. This is alternative marketing solution and allows a property owner to market their property through the use of our search application and marketing solution.
 

The Leasing Process:

Prospects would inquire as a result of our marketing either through online or print. It is more likely that they would have inquired because they found it online. Once they get in contact with us, we respond to all inquiries. All of the inquiries are entered in our Customer Relations Management - system it is integrated into our site. We would then tour the prospects depending on scheduling prior to viewing applications; applications would be available at the open house. Color fliers are always made prior to showing. As soon as we have interest. We would then take the application, along with the screening, verify employment, and present to the property owner. The property owner will have the final approval prior to move in.
 

CALPMG handles the lease signing and move in money would be received in cashier’s check and wired/delivered to the property owner’s bank account. A file would then be created for the landlord.
